Completion of the work on the frame – the beginning of the final works (critical phase)

Insulating walls and internal partitions

Finishing works – preparation for internal plastering

Skeleton frame contractor

Rough and finished plaster (critical phase)

After the completion of the necessary infrastructure and after the inspection of the clients and the architect, the rough plaster of the surfaces in the building is being carried out, the grid is used to prevent future cracks in the concrete / block joints and above the cuts, plastering of the walls of the protective spaces with special plaster on the basis of the specifications of the Home Front Command. At the end of the rough plaster, covering with a layer of white plaster.

Finishing works – Preparation for floor and walls covering

Contractor for electricity and low voltage

Plumbing Contractor

Delivery and laying of pipes for hot and cold water for all sanitary installations in the building, installation of dewatering points in wet rooms and kitchens, assembling of hidden flush tanks, checking and completing missing water connections and pipelines to check the pressure and water leakage

Skeleton frame contractor

Concrete pouring over the pipes in the floor, laying thermal and acoustic insulation in the floor, delivery of aggregate for the preparation of the infrastructure of underfloor heating. (Sand-based filler is not recommended).

Underfloor heating contractor

Distribution of heating pipes in accordance with the project, installation of the head of the system at the location of the heating sections, laying the main pipe for the energy center (heat pump, heating furnace, heating system “Junkers”), checking the wiring from the control center (the thermostat)

Skeleton frame contractor

Concrete pouring over the pipes in the floor of the damp rooms, applying cement plaster, applying insulation materials in the floor and the walls, and inspecting wet rooms to prepare for covering.

Waterproofing Contractor

Waterproofing of balconies. Preparation of balconies for the incline system, heat insulation and sealing. 48 hour check for leaks.

 Floor and wall coverings (critical phase)

With the completion of infrastructures and after the inspection of clients and the architect, work begins on floor covering and the inner walls facing.

Carrying out of paving works in the inner part of the building, flooring as preparation for parquet covering, external floor paving works on balconies, floors paving works in wet rooms.

Facing internal staircases, installing skirting boards.

Execution of facing works in wet rooms according to the architectural development.
Filling the cracks with “roba”.

(It is recommended to use a layer of acoustic insulation under the floor covering)

Aluminum works contractor

Delivery and assembly of windows, installation of jalousie and connection to switches. Door assembly. Sealing a meeting between the outside and the inside.

(At this stage of construction it is recommended to close the building as much as possible and integrate the protection to prevent damage and theft)

Air Conditioning Contractor

Installation of indoor units in accordance with the project, installation of air conditioning ducts and connections for water drainage. Connection to control sources (thermostats)

Plaster works constructor

Upon completion of the installation of various systems, which required for plaster coating and after inspection of the client and the architect, the following works are performed:

Installation of plaster walls, plaster niches, plaster ceilings, plaster aprons, plaster low ceilings, installation of recessed lighting devices is required.

(It is recommended to use water repellent “green” plaster on all construction sites)

 

Ordering of finishing products – various contractors (critical stage)

At this stage of construction, the delivery of following products must be coordinated:

Main entrance door, internal doors, internal and external lighting fixtures, plumbing and faucets, solar water heater, heating system, air conditioning system, alarm and video cameras, intercom system.

At this stage of construction, the following contractors should be integrated:

  • Carpenter for kitchen cabinets and cabinets for bathrooms and common carpentry for the house.
  • Locksmith for rails, barriers, gates, doors and fences.
  • Carpenter for installation of pergolas and garden parquets.
  • A gardener for gardening and seedling work.

Water company – connection of a fixed water meter ready for use.

Form No 5

The final approval of the authorities for the settlement of the building.
